TERMS & CONDITIONS

Bookings are subject to the following terms and conditions.

 

1 - A contract between you and Horta Redonda will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these “Terms & conditions” of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

2 - By filling and sending the booking forms you accept that your details and data will be collected and stored electronically for the only purpose of answering a booking enquiry. “Horta Redonda” does not transfer the booking data to Third Parties. You can revoke your consent any time by emailing us at hortaredonda@gmail.com.

 

3 - A 50% deposit of the holiday cost is payable at the time of booking. Bookings made less than six weeks before your arrival date must be paid in full, plus the agreed refundable damage deposit (if requested).

 

4 - The balance must be paid no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.

 

5 - Cancellation policy: 

All cancellations must be notified in writing. If you cancel your holiday more than 90 days before it is due to start, then your deposit will be forfeit. If you cancel less than 90 days before the holiday, then the following conditions apply:

 

- Cancellations 60 to 90 days before before the commencement of your holiday, 40% of the deposit will be retained by Horta Redonda.

  • Cancellations 15 to 60 days before before the commencement of your holiday, 60% of the deposit will be retained by Horta Redonda.

  • Cancellations 15 before the commencement of your holiday, the full deposit will be retained by Horta Redonda.

  • We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

  • Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

 

6- Prices include 3 bedrooms (1 double bedroom + 2 Twin), living and dining areas and all taxes. The house is fully furnished and includes fully equipped kitchen, appliances, cutlery, crockery and kitchen utensils. Bath towels are included (one per each guest). Swimming pool towels are not included. Daily maid service is not  included in the rental rate, nor is breakfast or other meals. Daily cleaning can be arranged on request at an additional cost.

 

7- The maximum number of guests is limited to 6 persons. A baby crib can be provided union request.

 

8- No parties or events – the maximum number of persons using the accommodation at any time must not exceed (6 persons)and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

 

9- Bookings cannot be accepted from persons under eighteen years of age.

 

10- The owner reserves the right to refuse a booking without giving any reason.

 

 

11 - At check-in the house will be clean, in perfect order, conservation and habitability with the utilities and services working in perfect order. If the precises appear dirty or damaged upon Check-in, guests shall immediately inform Horta Redonda.

 

12 - Check-in and Check out times

  • Check in time is after 4:00PM and Check-out time is before10:00 AM.

  • If the house is not vacated at the check-out time, the costumer will be charged for another night

  • Arrival time should be announced in advance in order to organise the guests check-in and key delivery.

  • Please note that this is to allow the accommodation to be thoroughly cleaned and prepared for incoming guests.

 

13 - Complaints about the booking service shall be addressed to Horta Redonda in writing or by email as soon as possible. Complaints regarding the house or any unforeseen event that interferes with the normal use of the house must be bought to attention of Horta Redonda as early as possible and we will do our best to resolve the situation to your satisfaction

 

14 - The swimming pool at Horta Redonda has no surveillance. It’s the guests responsibility to ensure the safety of those who do not know how to swim. Also, special attention shall be given to the height of the decks, walls and terraces around the house.  Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.

 

15- Smoking is not allowed inside the house. Smoke is permitted outside with exclusive use of an ashtray. Causing a fire will be guests full responsibility.

 

16 - During summer (June to September), and due to the extreme risk of causing a fire, fire inside the property is not allowed. Causing a fire will be guests full responsibility.

 

17 - Pets are not allowed. This is to avoid inconvenience to future guests with allergies.

 

18 - Guests shall behave politely and in a civilised manner. We expect gusts to respect the rights of the surrounding property owners.

  • Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.

  • Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.

  • We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the comfort or health of others.

 

19 - Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.

 

20 - Please do not move any furniture from one room to another.

 

21 - Please lock the doors and close the windows when you leave the property unoccupied.

 

22 - Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an eco-friendly holiday home.

 

23- Please don’t take any bath towels with you to the pool. 

 

24 - The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.

 

25 - Please note that issued keys have to be returned at the end of your stay. Cost of replacement, if needed, will be charged to you.

 

26- The client may in no circumstance re-let or sublet the property, even free of charge.

 

27 - The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or pool.

 

28 - No compensation will be given for any temporary outage of electricity, water, internet connection or television service.

 

29 - Wireless internet is provided as a convenience only and it is not integral to the agreement. No refunds of rents shall be given to outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal interferences with regards to the internet service.

30 - All guests, expressly assume the risk of any harm arising from their use of the premises or others whom they invite to use the premise,

 

31 - Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.

 

32 - Homeowners are not responsible for the loss of personal belongings or valuable of the guests.

 

33 - Guests expressly recognise that any insurance for property damage or loss which the homeowners may maintain on the property, does not cover the personal property of guests and their belongings.

 

34 - Others then those registered to stay at Horta Redonda may not stay overnight in the property. Any other person in the property is the sole responsibility of the guest.

 

35 - No parties or events – the maximum number of persons using the accommodation at any time must not exceed 6 persons and only those listed on the booking form can occupy the property. Exceptions must be approved in advance, and are subject to an additional charge to be agreed per person and per night if staying overnight. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.

 

36 - If guests have visitors during their stay, guests have to clarify the maximum number of occupants, they must be approved in advance, and are subject to an additional charge to be agreed per person and per night if staying overnight.

 

37 - Guests shall allow the homeowner to access the property for purposes of inspector and repair. The homeowner ensures that he shall exercise is right of access in a reasonable manner and will always try to notify guests in advance to suggest a convenient date and time.

 

38 - Guests shall use the premises in a lawful manner and leave the property in the same condition in which it was found. Leaving it free of items and belongings and with the available utilities, furniture and objects in perfect working condition. The Guest will be responsible for repairing any damage to the house or its contents which is the result of this negligence, wilful damage or irresponsible behaviour from those occupying the house or their guests. Such damage must be reported, without delay to Horta Redonda. The cost of the repair or replacement must be paid to Horta Redonda.

 

39 - Shortened stays, or ruined expectations because of weather conditions will not be refunded.

 

40 - Photo or video production for advertisement or commercial purpose are strictly forbidden during the stay. Photo-shots and media matters must be discussed and expressly agreed before booking.

 

41 - Portuguese immigration and borders services (SEF – SERVIÇO DE ESTRANGEIROS E FRONTEIRAS) mandate all foreign citizens, including nationals of EU member states to fill an accommodation form/bulletin when staying in a tourists accommodation. The form must be filled the following information for each guest: Full name, date of birth, country of residence, nationality, Identification Document (ID) and its number and validity, issuing country, date of arrival and date of departure.  We kindly asa guests to send us this information prior to arrival to simplify the process.

 

42- Horta Redonda and its owners or employees shall not assume liability for any illness, Injury or death of persons visiting the property, nor for any other incident of any nature involving any clients while they are in the property, nor while traveling to or from the property. Horta Redonda cannot be held responsible for loss or damage to private property whoever makes the cause and however it may be the cause.
